Where to live near UT Knoxville: a guide to the campus-area neighborhoods

The University of Tennessee sits just west of downtown Knoxville, along the river, and the areas around it each have a different feel. If you’re deciding where to live near UTK, knowing how the neighborhoods differ will save you from picking based on a single tour. Here’s the overview.

The Strip and Cumberland Avenue

Cumberland Avenue, known as the Strip, runs right alongside campus and is the center of student life. It’s packed with restaurants, coffee, and the day-to-day essentials, and you can walk to most of campus from here. If you want to be in the middle of everything, this is the area, with the tradeoff that it’s also the busiest.

Fort Sanders

Just north of the Strip, Fort Sanders is a dense, historic student neighborhood within walking distance of campus. It’s long been one of the most popular places for UT students to live because of how close it is. It has an older, lived-in character, so look closely at the condition and management of any specific building before you sign.

Downtown Knoxville

Downtown is a short trip from campus and has grown into a genuine draw, with Market Square, restaurants, and events year-round. Living here puts you near the city’s social core while keeping campus close. It tends to run a little pricier, but for students who want more than a campus bubble, it’s worth a look.

Along the river and toward Bearden

Head west and you’ll find more residential, generally more affordable areas like Bearden, plus spots along the Tennessee River. These work well for students who want more space and a quieter base and don’t mind a short commute by bus, bike, or car. The river access is a nice bonus.

How to choose

Lead with your commute, since that’s the daily reality. Then weigh budget, how close you want to be to the Strip and downtown, and what’s included in your rent. Knoxville is walkable near campus and easy to get around beyond it, so the real question is how much you want to be in the center of student life versus a short ride from it.
